Site Rules Revised September 2007  

 

1. Animals will not be permitted on the park at any time.  

 

2. Cars are to be parked in the car parks at all times. This is a fire precaution. Visitors to your caravan must be clearly instructed to this effect.  

 

3. The management reserve the right to refuse admission to the park to any person they wish for whatever reason.  

 

4. Caravans must be insured by Leonards Cove BH & HPA/Compass Insurance Scheme, specialists in caravan and holiday park insurance.  

 

5. All sales of Caravans at Leonards Cove (new, existing or removal) have to be through the office of Leonards Cove.  

 

5.1. Sale of a Caravan with site incurs a Change of Ownership Fee, which currently is 10% of the agreed sale price + VAT at the prevailing rate. Sale is Subject to the new tenant being acceptable to the Management of Leonards Cove.  

 

5.2. Sale of a Caravan without a site (caravan to be removed from Leonards Cove). Ownership of the Caravan will remain with the current owner until the caravan has left Leonards Cove premises. Failure to do so will mean that the caravan will not be allowed to be moved. The relevant haulage/crane company must be a reputable firm with experience in lifting caravans and have the correct insurance documents.  

 

5.3. The Removal of Caravans: No caravan shall be removed during July/August. Any removal has to be agreed in writing with costs for disconnection/site repair borne by the owner of the caravan, payable to “Leonards Cove”.  

 

6. Any Caravan over twelve (12) years old CANNOT be sold on.  

 

6.1 As of 01/09/07 New Caravans sited at Leonards Cove which reach twelve (12) years of age will have to be removed and replaced with a new caravan for the existing owner or the pitch returned to the park. Existing tenancies prior to 01/09/07 are not affected.  

 

7. All visitors to your caravan in your absence must notify the office on arrival, which must be during office hours.  

 

8. No ball games except on area designated for recreation.  

 

9. Washing must not hang out except from a caravan airier hung from a window.  

 

10. Radio and television sound to be kept to a comfortable level for those around you.  

 

12. Any repairs or work carried out especially on the outside the main structure of the caravan must be approved before any work has commenced. All electrical installations must be carried out by a certified electrician and the office must be notified.  

 

13. Any work done by Leonards Cove staff, must be arranged through the office.  

 

14. Items, with the exception of garden chairs etc., must not be stored underneath caravans.  

 

15. Gas will only be delivered during office hours and NOT on a Sunday, please advise your visitors.  

 

16. No subletting, friends and family are welcome to use the caravan.  

 

17. No satellite dishes or aerials attached to any caravans.
